The construction industry has used the traditional way of sharing information for a very long time, drafting the design intent on paper and sharing this information to the contractors. Over the past several decades the digital 3D delivery method has become more of the normal due to the technology we use now to build a project. The use of a 3D model is now required on most projects because the excavating equipment uses the models for grading and digging, the surveyors use the model for locating specific items on the project, and the model is used for quantity checks and balances, clash detection, and so much more.
Most 3D models, currently, are used to create 2D paper plans, which are the contract document. However, these 3D design models are incomplete and not construction ready. Often these models have spikes in break lines, inaccurate triangle at interfaces and intersections, and most files from the designer are separated by civil, structural, architectural, and MEP. Merging all the design data into one large 3D model ensures that all aspects of a project are being checked together, because this is truly how a project is built. Also, building the 3D model ahead of time provides a new quality assurance to the project and client that in the past was never done. This is truly using reverse engineering to dissect each entity of the project before boots are on the ground.
